What a Reserve Study Provides
A reserve study has two parts: a look at the physical condition of your association’s assets, and a financial plan for funding their eventual repair or replacement.
Component Inventory & Condition Assessment — We identify and evaluate the major common-area components your association is responsible for — roofs, exterior siding and paint, paving and parking areas, decks and balconies, pools and amenities, elevators, mechanical systems, fencing, and more. For each, we assess current condition, estimated useful life, and remaining useful life.
Replacement Cost Estimates — Using current construction and material costs for the East Alabama market, we estimate the cost to repair or replace each component when the time comes.
Reserve Funding Analysis — We review your association’s current reserve balance and project future expenditures over the study period, then recommend a funding plan designed to keep your reserves adequate and your contributions predictable — reducing the likelihood of special assessments or deferred maintenance.
